Shalimar vs. Fort Walton Beach: Which Fits Your Homebuying Priorities?

Last verified: November 6, 2026

Shalimar and Fort Walton Beach sit right next to each other in southern Okaloosa County, but they can produce surprisingly different home searches.

The short version:

Shalimar may fit better if you want a smaller residential setting, strong access toward Eglin AFB, established neighborhoods and waterfront possibilities around the bay and bayous.

Fort Walton Beach may fit better if you want a much broader inventory, more price points and property types, easier access to a larger commercial/downtown core, or a location that balances Eglin and Hurlburt Field.

Neither is automatically better.

The right choice depends on your commute, budget, desired property type and what you want everyday life to look like.

Buyers can start by comparing Emerald Group's Shalimar Neighborhood Guide with the Fort Walton Beach Neighborhood Guide.

Condos Available but smaller part of search Broader condo selection

Beach-oriented search Indirect Easier to combine with Okaloosa Island area

Best fit Eglin-focused, smaller-scale residential search Broader lifestyle, housing and commute flexibility

1. If You Work at Eglin, Shalimar Deserves a Serious Look

Eglin Air Force Base has historically identified Fort Walton Beach and Shalimar as the communities closest to its West Gate.

That is a major reason Shalimar comes up so often for military buyers.

The community sits along the Eglin Parkway corridor immediately north of Fort Walton Beach, and Emerald Group's current Shalimar guide describes it as an established residential area with convenient access to Eglin and the larger Fort Walton Beach area.

But do not reduce the decision to:

“Shalimar is close to base.”

Test the exact house.

Your commute can change based on:

  • Which Eglin gate you actually use

  • Reporting time

  • Neighborhood exit

  • Eglin Parkway traffic

  • Gate backups

  • Your specific work location on base

A home that looks five minutes closer on a map may not save five minutes during your actual morning routine.

If Eglin relocation is driving your search, Emerald Group's Neighborhoods Near Eglin AFB guide is a useful companion page.

2. Hurlburt Buyers May Prefer More of Fort Walton Beach

If your daily destination is Hurlburt Field instead, the map changes.

Fort Walton Beach stretches farther west and gives buyers more opportunities to position themselves toward the Highway 98 corridor leading to Hurlburt.

Emerald Group's current Fort Walton Beach content specifically notes that buyers working toward Eglin may evaluate eastern Fort Walton Beach and Shalimar differently from buyers commuting west toward Hurlburt Field.

That does not mean every Fort Walton Beach home has a short Hurlburt commute.

A property on the eastern side of Fort Walton Beach could still create a very different drive from one closer to Mary Esther.

The useful rule is:

Eglin-focused buyer → compare Shalimar and eastern Fort Walton Beach carefully.

Hurlburt-focused buyer → give western Fort Walton Beach more weight.

Then drive the actual route at your normal report time.

3. Fort Walton Beach Gives You a Much Broader Home Search

This is one of the biggest practical differences.

Emerald Group's current Shalimar page shows a market dominated by established detached homes, along with some townhomes, multifamily properties, condos and waterfront options.

Fort Walton Beach covers a much larger and more varied housing market.

Its neighborhoods can include:

  • Older established single-family homes

  • Renovated homes

  • Condos

  • Townhomes

  • Waterfront properties

  • Canal and bayou homes

  • Smaller starter homes

  • Larger residential properties

Emerald Group's current Fort Walton Beach guide specifically calls out established areas such as Kenwood and Elliott Point and a wide mix of price points and property types.

That broader inventory can matter when your wish list is specific.

If you need:

four bedrooms + garage + fenced yard + particular budget + particular commute

Fort Walton Beach may simply give you more houses to compare.

Shalimar's smaller inventory can still contain the better individual property.

There are just fewer darts to throw at the board.

4. Shalimar Is a Smaller Municipality—And That Changes the Feel of the Search

Shalimar is its own incorporated town, separate from the City of Fort Walton Beach. Okaloosa County recognizes both as individual municipalities.

Emerald Group describes Shalimar as an established residential market near Choctawhatchee Bay with detached homes, townhomes, condos, subdivisions and waterfront properties.

Fort Walton Beach, by comparison, has a larger city core.

The city's own profile describes Fort Walton Beach as approximately 7.6 square miles, located at the important junction of U.S. 98 and State Road 85/Eglin Parkway, with a downtown area, parks, library, museums and other municipal facilities.

That makes the choice partly about scale.

Shalimar may appeal if you prefer a smaller residential search immediately adjacent to the larger Fort Walton Beach area.

Fort Walton Beach may appeal if you like having more of your everyday services, restaurants, shopping and city amenities inside the same broader community.

5. Both Markets Have Waterfront—But “Waterfront” Can Mean Different Things

Shalimar's geography creates interesting waterfront opportunities around areas near Choctawhatchee Bay and local bayous.

Current Shalimar inventory includes homes with bay, bayou, dock and seawall features, illustrating that waterfront is a meaningful part of the housing mix rather than something found only in Destin or on the barrier islands.

Fort Walton Beach also has several types of waterfront settings.

Depending on the neighborhood, that may include:

  • Cinco Bayou

  • Garnier Bayou

  • Choctawhatchee Bay

  • Santa Rosa Sound

  • Canals

  • Other protected waterways

So do not compare:

“Shalimar waterfront” vs. “Fort Walton Beach waterfront.”

Compare the actual property.

For boating buyers, verify:

water depth + dock + lift + bridge clearance + route to open water + seawall + insurance + flood exposure.

A canal home and open-bay home can provide completely different ownership experiences even when they are only a few miles apart.

6. Fort Walton Beach Wins if a Bigger Commercial Core Matters

Fort Walton Beach is the clear larger urban center in this comparison.

Its U.S. 98/SR 85 crossroads position connects residential neighborhoods with restaurants, shopping, services, downtown, nearby military installations and the routes toward Okaloosa Island, Destin and Mary Esther.

Shalimar sits immediately beside that infrastructure rather than trying to duplicate it.

That can actually be part of its appeal.

You can live in a smaller municipality while still having Fort Walton Beach nearby for:

  • Shopping

  • Restaurants

  • Medical services

  • Professional services

  • Entertainment

  • Downtown activities

So this is less:

“Which one has amenities?”

and more:

“Do I want to live inside the larger activity center or just beside it?”

7. Do Not Assume a Fort Walton Beach Mailing Address Means City Limits

This is one of those local details that can matter more than buyers expect.

The City of Fort Walton Beach specifically warns that a property's mailing address may say Fort Walton Beach even when the property is actually outside city limits in unincorporated Okaloosa County. Buyers are advised to verify jurisdiction through GIS.

The same general caution matters in the Shalimar search.

Emerald Group's Shalimar guide advises buyers to verify municipal boundaries, mailing addresses, school zones, MLS areas and other property-specific boundaries rather than assuming every 32579 property is inside the incorporated town.

Why does this matter?

Jurisdiction can affect things such as:

  • Permitting

  • Zoning

  • Municipal services

  • Taxes

  • Code enforcement

  • Short-term-rental rules

  • Utility responsibility

Always verify the parcel rather than trusting the city name printed at the bottom of the listing.

8. Neither Location Eliminates Flood and Insurance Due Diligence

Both Shalimar and Fort Walton Beach are in coastal southern Okaloosa County.

Flood exposure varies significantly from parcel to parcel.

Okaloosa County's current GIS includes FEMA zones such as A, AE, VE, X and X 0.2% annual-chance areas, along with Base Flood Elevation information.

That means neither of these assumptions works:

“It's inland from the beach, so flood doesn't matter.”

or

“It's near the bay, so every house has the same flood risk.”

Before buying, check the actual property for:

  • FEMA flood zone

  • Elevation information

  • Drainage

  • Previous flood information when available

  • Homeowners insurance

  • Flood insurance

  • Roof age

  • Wind mitigation

Waterfront and low-lying properties deserve even closer review.

9. Current Market Price Does Not Tell the Whole Story

Emerald Group's live community pages currently show different broad price baselines for the two markets, with Shalimar's median sales-price snapshot higher than Fort Walton Beach's.

But that does not mean:

“Shalimar is always more expensive.”

The property mixes differ.

Shalimar's smaller inventory can be influenced heavily by larger detached and waterfront homes.

Fort Walton Beach includes a much broader selection of smaller houses, condos and other housing types.

Compare like with like:

three-bedroom detached home vs. three-bedroom detached home

rather than:

Shalimar city median vs. Fort Walton Beach city median.

10. Your Priority List Should Decide the Winner

Shalimar May Fit Better If You Prioritize:

  • Eglin West Gate access

  • Smaller residential setting

  • Established detached-home neighborhoods

  • Bay or bayou property

  • Being close to Fort Walton Beach without living in its larger city core

  • A more focused home search

Fort Walton Beach May Fit Better If You Prioritize:

  • More homes to choose from

  • Wider range of prices and property types

  • Hurlburt access from western neighborhoods

  • Downtown and commercial convenience

  • Condos as part of the search

  • More neighborhood variety

  • Flexibility between Eglin and Hurlburt

Neither list makes one market universally superior.

It identifies what you are buying besides the house.

The Shalimar vs. Fort Walton Beach Buyer Test

Before choosing an area, compare the same five things in both markets:

Question Shalimar Fort Walton Beach
Actual commute to work
House you can buy at your budget
Flood/insurance cost
Distance to weekly errands
Ownership style you prefer

Then add your top personal priorities:

  • Waterfront

  • Garage

  • Yard

  • HOA vs. non-HOA

  • Older vs. newer construction

  • Boat storage

  • Schools

  • Medical access

  • Beach trips

  • Hurlburt or Eglin access

That produces a much better decision than choosing based on the city name alone.

A Useful Two-Day Test Before You Buy

If you are relocating from outside Northwest Florida, spend time in both areas before making the final choice.

Drive from candidate homes to:

  • Your workplace

  • Grocery store

  • Gym

  • Medical provider

  • Beach

  • Restaurants you would realistically use

Do it at the times you would normally make those trips.

The goal is not to decide:

“Which city is nicer?”

It is:

“Which address makes my normal week easier?”

That question tends to survive the honeymoon period much better.

The Bottom Line

Shalimar and Fort Walton Beach are close enough that buyers should usually compare both—especially when relocating to Eglin AFB.

Shalimar may win when the priority is a smaller residential setting with excellent Eglin access and established or waterfront-home options.

Fort Walton Beach may win when the priority is inventory, neighborhood variety, city amenities and flexibility between Eglin and Hurlburt.

The smartest search is not:

“Shalimar or Fort Walton Beach?”

It is:

“What can I actually buy in each area at my budget, and which location makes my real weekly routine work better?”
