Living on Florida’s scenic Highway 30A means turquoise water, walkable beach towns, and some of the most sought-after real estate on the Gulf Coast. But what does it actually cost to live here full time?
Housing is the biggest factor. Along 30A, home prices range dramatically depending on location. Expect median home prices to start around $850,000 to $1.2M, with luxury properties in places like Rosemary Beach, Alys Beach, and Seaside often reaching into the multi-millions. Condos and cottages in areas like Blue Mountain Beach or Santa Rosa Beach may be more attainable, typically starting in the $600K range.
Renting long-term can also be pricey due to demand from vacationers and short-term rental limits. Monthly rents often range from $3,000 to $6,000+ depending on location and property type.

- Property Taxes: Walton County’s average tax rate is roughly 0.75% to 1.0% of assessed value. That means a $1M home may carry $7,500–$10,000/year in property taxes. Homestead exemptions, a benefit for homeowners in Florida who reside here full time, can reduce their taxes once residency has been swapped over to Florida. In fact, in 2026 Florida will vote on HJR 201 and if passed it will eliminate taxes altogether for Homestead properties.
