But that does not mean every Santa Rosa Beach property makes a good vacation rental.

The actual property still needs the right combination of:

  • HOA rules

  • Insurance

  • Guest appeal

  • Management costs

  • Realistic rental history

As of August 2026, Santa Rosa Beach had a median listing price of about $1.23 million and a median sold price of about $1.08 million, so purchase price alone makes careful property selection especially important.

Here are five reasons buyers continue to consider Santa Rosa Beach for vacation-rental ownership—and the due diligence that should come with each one.

The Walton County Clerk currently lists the South Walton Tourist Development Tax rate at 5% for applicable short-term rental revenue.

That does not guarantee occupancy for an individual house.

It does show that Santa Rosa Beach is operating inside an established tourism economy rather than an emerging rental market with little visitor infrastructure.

The location name can help.

But guests do not book a ZIP code.

Vacation rentals are not an informal side business in Walton County.

Applicable short-term vacation rentals operate within a defined regulatory framework.

Walton County currently requires annual registration for applicable short-term vacation rentals and lists the individual registration fee at $300 per property.

County guidance also identifies prerequisites that can include:

  • Florida Department of Revenue registration

  • Florida DBPR licensing

  • Walton County Tourist Development Tax registration

  • Walton County vacation-rental registration

  • Local responsible-party requirements

Florida DBPR separately requires owners of qualifying new vacation-rental establishments to obtain the applicable state license before operating.

That regulatory structure creates work for the owner.

But it also means the area has an established ecosystem surrounding vacation rentals, including:

  • Property managers

  • Cleaners

  • Maintenance vendors

  • Guest-service providers

  • Tourism marketing

  • Tax collection systems

  • Rental registration systems

Important 2026 Santa Rosa Beach Renewal Detail

Walton County changed its renewal schedule in 2026 for many short-term rentals.

However, the county's current FAQ specifically says properties in ZIP code 32459—the Santa Rosa Beach area—remain on their existing renewal cycle until further notice rather than automatically moving to the new June 1 schedule.

That is a good example of why owners should verify current rules rather than relying on an older blog or another owner's experience.

The Big Catch: Not Every Property Can or Should Be a Vacation Rental

Santa Rosa Beach may support vacation rentals broadly.

The individual house can still be wrong.

Before purchasing, verify:

County approval does not override private association restrictions.

Tax responsibilities should be verified with the appropriate tax professionals and agencies for the specific ownership structure and booking method.
