FIVE Steps When Moving to The Emerald Coast

We came up with the top 5 things you need to do beforeyou move to the Emerald Coast!
Step 1 - First and foremost reach out to us! Give us a call, shoot us a text, send us an email and we will set up a buyers consultation. A buyers consultation will either be done in person if you happen to be this way, already in town or doing a house hunting visit and if not then we can do it via zoom. Zoom is just a quick video chat just to make sure that we are all on the same page.
What we focus on in this buyers consultation: Mainly two things first, what your needs and wants, that we can find you the best house in the least amount of time so that we don't end up losing your dream home to somebody else, and just as important the entire process of buying a home from start to finish there's zero reason that there should be any surprises as we're going through that could have been caught ahead of time. When I bought my first home there were a lot of surprises and it all could have been alleviated by just sitting down and discussing what is going on moving forward.
Step 2 – Setting up the proper search: What is tailored to exactly what you're looking for. Whenever you're home shopping on zillow.com, realtor.com or any of those other big sites, They kind of start throwing a wide net out there but once we sit down and conduct the home buyers consultation will have a really good idea of exactly what you're looking for, If it's going to be a little while till you're here, we're going to set you up on auto alerts to send you exactly what you're looking for and we can really narrow this down to square footage numbers even in vast number of garages, if it has a pool, we can even do it to its proximity to water if needed. Then you can sit there and favorite the ones that you want and once you're actually in town ready for a home shopping trip, we can take your favorite 5 and go shopping! 9 times out of 10 the right home is in that first batch of five homes, very rarely do we need to go out a second time, but it does sometimes happen.
Step 3 – In our process, if needed, we can do an in depth tour once you're in town. Even after everything that we've kind of talked about, if we're still not 100% sure which area. Maybe you are torn between two different cities in our area? Whenever you get in town, will discuss it, will jump in the vehicle, will give you a quick tour of both. the top three or what have you, We will then be able to really narrow it down! That way once you can see it in person and that we are not just blindly looking at homes in areas that don't really fit what you're looking for. A lot of our out of town people really find this helpful because it's hard to know exactly where you want to live by just looking at things on a map and by looking at prices of homes. This can really save a lot of time for everybody.
Step 4 – This is a huge one and that is setting up a local lender. Here at the end of the day it's 100% up to you, the buyer, on which lender you're going to use. If you're not using cash, we always suggest going local for multiple reasons. Most of those reasons include: They know the local area, they know the types of loans and hiccups or problems that we have out here. Particularly if you are buying through your VA loan, if you're buying a vacation condo or home not all lenders can lend on this kind of stuff. We want to make sure that you are completely covered and at the end of the day it helps us out so much. If they are making a mistake, then we can go kick somebody's door down. Also, our local lenders are not going to charge outrageous fees. Some of the bigger banks are going to for better or for worse, it just is what it is, the rates are going to be just as good as the big guys. If not better and they are not going to charge you outrageous discount points to get your teaser rated…yes, if you're looking online at some of the big banks they are giving you a teaser. When you read the fine line, they are typically asking for $3,000 to $4,000 or something outrageous of discount points. Of course, not all of them but most of them. And keep in mind this does not matter whether you were three months or even a year or more. Reach out to us the earlier the better because we can start leading it down the path to getting you the best rate. Even the best possible situation for you.
Step 5 - In our process would be us guiding you through the entire process. So purchasing a home, selling a home can be very daunting and very stressful. In fact, it's one of the top stressful things that a human can do, so we try to take as much of that stress and as much of that potential pain and alleviate it early period. With that, we are going to walk you through every single step of the process. This way there are no hiccups, there are no surprises and you know exactly what's coming up next. It makes a very much smoother amd easier process.
