What is going on, this is Andrew with the Emerald Group right here in Destin. We are covering Sandpiper Cove which is a Resort Community on Holiday Isle, right smack dab in the middle of Destin. This monstrous 43 Acre Resort has a lot to offer so be sure to stick it out until the end because we have a lot to show you.
Let us start on the Gulf side of the complex because, well, who does not love seeing our powder white sand and emerald waters.
Sandpiper Cove has 1,100 feet of private beach frontage. This is a pure unadulterated, front-row view to the Gulf of Mexico. That means 1,100 feet of sugar-white sands, 1,100 feet of pure bliss. Grab your towels, hats, glasses, and most importantly, your sunscreen and enjoy the day relaxing by the beach, and maybe even make a few new friends out there. Do not worry if you are on the north side of the road, there is a crosswalk and a beach path to take you directly to the fun. It is all paved also so that you can bring your rolling goodies with you.
There is a beachside snack bar and pavilion in case you need to get away from the heat for a bit or maybe to hide from one of our occasional showers that seem to pop up randomly throughout the day. Rick’s Sand Trap Beach Bar and Grill have a great little menu that will help fuel you back up after the sun takes its toll.
Sandpiper Cove offers a heck of a lot more such as a 9-hole 3 par golf course, so grab your pitching wedge and a putter and have at it.
There are also 5 swimming pools scattered across the grounds with 3 hot tubs. That is 5 different pools, with different people every single day.
For those looking to get in a great workout, you can either walk Holiday Isle and enjoy the views or square off at one of 6 tennis courts with your favorite tennis or pickleball buddies and put in some real work. If you are wanting to continue to play after dark, remember that three of these courts remain lit after dark.
If you prefer to spend your time on the water but not on the Gulf side, Sandpiper has its own boat launch and boat slips available so you can walk right out to your boat and take off into our waters. Just a short 15-minute cruise will get you to the infamous Crab Island or of course, go exploring throughout the bay.
I would not be doing my job if I did not mention the real estate side of things regarding Sandpiper Cove. Yes, this is a resort but it is primarily owned by individuals. When you are staying in one of these great 1 or 2 bedroom units, they are normally an investment for someone so please take care while you are visiting.
There are quite a few condos at Sandpiper and they range from studio around 500 square feet all the way up to 4 bedrooms 3-bathroom Villa.
• The studio’s here in Sandpiper have ranged from $167,000 to $180,000 in the last 6 months.
• Surprisingly the 1 bedrooms had a lower past sale price at $165,000 and have been as high as $475,000 for a Gulf view unit.
• The 2 bedroom units have ranged from $265,000 up to $305,000.
• The 3 and 4 bedroom units in the complex start around $290,000 and can go up to $700,000.
When it comes to renting these units out short term, you can expect everything to be fairly profitable and you know the grounds will be well taken care of. One of the studios on the market currently has grossed over $26k already this year and it’s June. As far as all the other units, if you are curious about picking up a vacation condo or home for your investment portfolio, just give us a shout because the rental projections could be all over the place depending on exactly what you are looking for.
This complex is also pet friendly but make sure you make the plans ahead of time as not every owner will allow pets in their unit.
One of the biggest advantages of a complex like this is the fact that it is a gated community on both sides with active guards out and that there is a rental desk on-site so that your guests can go straight to the complex, check-in and get right to their unit to start their vacation.
Also, another great benefit is that this complex has its own restaurant on-site, outside of Rick’s Sand Trap Beach Bar and Grill they have Louisiana Lagniappe, do not let that mouthful scare you, it is pronounced simply, Lan-Yap. Dress fancy or casually, your call when visiting Louisiana Lagniappe but make sure you get out there because this restaurant is consistently ranked in the top 10 restaurants on TripAdvisor for Excellence.
Wow, so as I mentioned there was a lot to cover for this complex, I am going to leave some additional footage on with some soft soothing music for anyone who wants to see just a little more of the Resort that we have not shown yet.
