Are you going to be visiting, or maybe making a move to the Fort Walton Beach area and want to learn which area’s of the city is right for you? Today we are going to talk about the 6 main sub area’s in Fort Walton Beach and briefly describe each one, lets get into it

Honestly, we get so many phone calls, emails, and texts every single day of people moving to Fort Walton Beach and we absolutely love it! So, we decided to do a deeper dive into the 6 main sub-areas of Fort Walton Beach to help you better understand which area may be best for you. We are going to jump right into these sub area’s but be sure to stick around until the end, you will not want to miss it!

 Sub-area 1 – Kenwood/Golf Course, 

      Sub-area 2 – Wright

·         Sub-area 3 – Ocean City

·         Sub-area 4 – Overbrook/Pinedale

·         Sub-area 5 – West Fort Walton Beach

·         Sub-area 6 – East Fort Walton Beach

Alright now that we have an idea where everything is at, let’s take a deeper look into these areas of Fort Walton

·         Sub-area 1 – Kenwood/Golf Course

o   Kenwood is located just north of town and a good portion of the neighborhood is located right on the Fort Walton Beach Golf Course, in fact, we did another video that included this neighborhood if this neighborhood interests you, I will have the video linked in the card up at the top right of the screen right now.

o   Most of the homes in this area will be single family homes with a decent mix of townhomes here and there as well.

o   In the last year, prices in this area have ranged from $90k for a 1320 sq foot condo all the way up to $730k for a 4008 sq foot waterfront single-family home. Most of the homes, however, will range in price from $225k to $325k.

o   Homes will range in age from 1964 to brand new construction being put up

o   Location wise:

§  Kenwood is about 11 minutes to Eglin AFB

§  19 minutes to the center of Hurlburt Field

§  12 minutes from Uptown Station

§  17 minutes to the Santa Rosa Mall

§  28 minutes to Destin, traffic depending

§  And just 11 short minutes to the closest Airport

·         Sub-area 2 – Wright

o   Just to the West of Kenwood is Wright.

o   Like much of Fort Walton, Wright is a mixed bag of Townhomes and single-family homes, when it comes to residential property.

o   In the last year, prices in this area have ranged from $72k for a 1 bed 1 bath townhome up to $879k for a 4 bed 3 bath home on the Bayou. Most of the homes, however, will range in price from $175k to $275k range.

o   Homes will range in age from 1956 to brand new construction being put up

o   Location wise:

§  Being so close to Kenwood, the proximity to everything is just about the same, if not a minute or two difference, so in the interest of saving some time feel free to rewind a bit to check all that out.

·         Sub-area 3 – Ocean City

o   Ocean City is at the center of Fort Walton and where a large chunk of the properties will be located at

o   Most of the homes in this area will be single family homes with a decent mix of townhomes, apartments, and Condo’s mixed in.

o   In the last year, prices in this area have ranged from $37k for a 700 sq foot condo all the way up to $1.375m for a 4600 sq foot luxury home on the bay. Most of the homes, however, will range in price from $160k to $260k.

o   Homes will range in age from 1948 to brand new construction being put up

o   Location wise:

§  Again, the proximity to everything is just about the same, if not a minute or two difference, so in the interest of saving some time feel free to rewind a bit to check all that out.

·         Sub-area 4 – Overbrook/Pinedale

o   Overbrook/Pinedale holds one of my favorite neighborhoods, Northgate Estates, we shot another video including this area if you want to take a peek up at the cards on the top right of your screen.

o   Most of the homes in this area will be single-family homes with a small mix of townhomes here and there.

o   In the last year, prices in this area have ranged from $119k for a 3 bed 2 bath townhome all the way up to $485k for a 5 bed 3 baths. Most of the homes, however, will range in price from $200k to $300k.

o   Homes will range in age from 1957 to you guessed it brand new homes

o   Location wise:

§  Again, the proximity to everything is just about the same, if not a minute or two difference, so in the interest of saving some time feel free to rewind a bit to check all that out.

·         Sub-area 5 – West Fort Walton Beach

o   West Ft Walton is mainly located west of Beal parkway in the south part of town but east of wright parkway.

o   Most of the homes in this area will be single-family homes with a decent mix of townhomes and Condo’s.

o   In the last year, prices in this area have ranged from $41k for an 800 sq foot condo all the way up to just shy of $3m for a 5000 sq foot waterfront single-family home on the bayou. Most of the homes, however, will range in price from $150k to $250k range.

o   Homes will range in age from 1942 to brand new construction being put up

o   Starting from the center of the neighborhood Location wise:

§  West Ft Walton is about 16 minutes to Eglin AFB

§  14 minutes to the center of Hurlburt Field from the front gate

§  8 minutes from Uptown Station

§  7 minutes to the Santa Rosa Mall

§  21 minutes to Destin, traffic depending

§  And just 17 short minutes to the closest Airport

·         Sub-area 6 – East Fort Walton Beach

o   East Ft Walton is mainly located East of Beal Parkway in the south part of town and extends to the water on all sides.

o   Most of the homes in this area will be single-family homes with a decent mix of townhomes and Condo’s.

o   In the last year, prices in this area have ranged from $70k for a 1700 sq foot home all the way up to $1.89m for a 6300 sq foot waterfront single-family home on the bay. Most of the homes, however, will range in price from $190k to $290k range.

o   Homes will range in age from 1940 to brand new construction being put up

o   Starting from the center of the neighborhood Location wise:

§  East Ft Walton is about 13 minutes to Eglin AFB

§  17 minutes to the center of Hurlburt Field from the front gate

§  4 minutes from Uptown Station

§  10 minutes to the Santa Rosa Mall

§  15 minutes to Destin, traffic depending

§  And just 15 short minutes to the closest Airport
