Best Things To Know When Moving To The Destin Florida Area

So, you are moving to the Destin Florida area, well there are five particularly important steps and one bonus that you are going to want to know before you make your move here.
What is going on, this is Andrew with the Emerald Group right here on The Emerald Coast. Honestly, we get so many phone calls, emails, and texts every single day of people moving to the Destin area and we absolutely love it! If you are thinking about moving or relocating, make sure you reach out to us, give us a call, send a text, shoot us an email, or send that carrier pigeon our way. However, you would like to get a hold of us, we have your back when moving to The Emerald Coast!
So, we came up with the top 5 things you need to do before you move to the Destin area.
Step 1 - First and foremost reach out to us by giving us a call, shoot us a text, or send us an email. We will set up a buyer’s consultation. A buyer’s consultation will either be done in person if you are in the area already living or even visiting. We can also have a buyer’s consultation through a zoom chat. Super easy and highly informative!
What we focus on in this buyer’s consultation or mainly two things. First, what are you looking for in your home? Are you wanting to be on the water? Do you prefer to have a certain amount of square footage? Whatever it is you would like your home to have. Second, we go over the home buying process. We go over the entire process. Let you know exactly what to expect. Let us help you make sure you know the entire buying process.
Step 2 – Setting up the proper search that is tailored to exactly what you are looking for. Whenever you are home shopping on Zillow, realtor.com, or any of those other big sites. They are kind of throwing a wide net out there but once we sit down and conduct the home buyer’s consultation will have a really good idea of exactly what you are looking for. If it is going to be a little while till you are here. We will set you up on auto alerts to send you exactly what you are looking for. We can really narrow this down to square footage numbers, garage space, pool, and if you want waterfront. Then you can sit there and favorite the ones that you want and once you are in town ready for a home shopping trip, we can take your favorite 5 and go shopping. Nine times out of 10 the right home is in that first batch of five homes, very rarely do we need to go out a second time, but it does sometimes happen.
Step 3 – Know where you want to live. Are you still deciding between a couple of cities? Let us start helping in research on what area is best for you. How close it is to your work, how close to the water, or how close to wherever you prefer to be. Let us ride around in person so you can determine which area is best for you. Let us look at maps and the prices in that area. That can always help know exactly where you want to be.
Step 4 - Step 4 is a huge one and that is setting up a local lender. Here at the end of the day, it is 100% up to you the buyer on which lender you are going to use if you're not using cash, but we always suggest going local for multiple reasons. Most of those reasons include that they know the local area, they know the types of loans, hiccups, and problems that we have out here. Particularly if you are buying through your VA loan or if you are buying a vacation condo or home, not all lenders can lend on this kind of stuff. We want to make sure that you are completely covered and at the end of the day. Also, our local lenders are not going to charge outrageous fees that some of the bigger banks are going to. For better or for worse it just is what it is the rates are going to be just as good as the big guys if not better and they are not going to charge you outrageous discount points to get your teaser rated. Yes, if you are looking online at some of the big banks, they are giving you a teaser. When you read the fine line, they are typically asking for something outrageous of discount points. Of course, not all of them but most of them. And keep in mind this does not matter whether you were three months or even a year or more outreach out to us the earlier the better because we can start kind of leading it down the path to getting you the best rate and just the best possible situation for you.
Step 5 - Step 5 in our process would be us to guide you through the entire process. Purchasing a home or selling a home can be very daunting and incredibly stressful. In fact, it is one of the top stressful things that a human can do! We take that stress away from you. We walk you through the entire process, keep you up to date on everything, schedule all appointments for your home. Including home inspections, walk-throughs, and everything else. We have a wonderful in-house Transaction Coordinator that will keep you posted in all emails! This way there are no hiccups, there are no surprises, and you know exactly what is coming up next. It always makes a very much smoother easier process.
BONUS TIP - Oh and for our bonus tip as I mentioned before! We try to make this as smooth as possible for you and that includes if you need to sell in your previous location before you move here and you do not have a real estate professional in mind.
