Road trip to Destin Florida | Driving Tour!

Today we are going to show you a driving tour and discuss a little bit about one of our favorite sleepy little beach towns, Destin, let us jump in the jeep!
First and foremost, for anyone who has not been to Destin quite yet, we are most notably known for our powder-white beaches and emerald green waters hence the name, the Emerald Coast when we discuss the entire area in this portion state.
The Emerald Coast as a whole welcomes about 4.5 million visitors each year and approximately 3.6 million of those visitors will be staying in Destin during their visit.
Destin also cites itself as “The World’s Luckiest Fishing Village” and with good reason. The fish are plentiful and always hungry making fishing a bit easier or a “Lucky” feeling. Destin also claims to have the largest fleet of Fishing Vessels in the state of Florida.
Destin is located on a peninsula separating the Gulf of Mexico from Choctawhatchee Bay. Originally the peninsula was a barrier island but after so many years of sea-level changes and hurricanes, it eventually connected it to the mainland.
The weather here in Destin varies and in its coldest month, January will get down to an average of 45 degrees with a high of 61 degrees. In our hottest month, July, you can expect it to get as low as 76 degrees in the wee hours of the morning and end at an average of 89 degrees by mid-day. The weather is part of the reason so many people move down to Florida. Many find the weather to be much easier to handle here than in other parts of the country.
Destin has approximately 12,000 people residing directly in the city. During the high tourist months this does jump up dramatically as vacationers come to visit all that Destin has to offer and once things slow down, it turns back into a sleepy little beach town. At its peak, you can expect this town to go from 12,000 people to just over 40,000 at any given time. Typically, when looking at Destin on the map you can expect a big chunk of the locals will reside on the Northside of highway 98 and the vacationers are typically on the south side of 98.
Tourism is obviously a very large portion of Destin’s income and although the locals may complain about the traffic and busy restaurants during this time period, we all appreciate everyone who comes to visit to help this little town become a booming vacation spot for so many.

The beaches here in Destin are known to be the whitest of all sands in the world as it comes directly from the Appalachian Mountains which is made up of ground quartz crystals giving the same appearance as sugar. The sand spreads itself from Panama City all the way west into Alabama believe it or not.
There are so many things to do here in Destin, from big events like the Destin Fishing Rodeo, Seafood Festivals, Billy Bowlegs and so much more. Destin even has fireworks weekly for its residents during certain chunks of the year.
If you enjoy a good round of golf, there are 3 full 18 hole courses in the city of Destin and multiple in the surrounding areas as well. I have seen plenty of golf enthusiasts bring their clubs and spend parts of their vacation swinging away and working on their game before hitting the lunch and dinner crowd in the city.
When visiting, most vacationers will choose from a wide array of hotels, condos, or vacation homes. Savvy investors take note, our condos, and vacation homes down here can bring in a pretty penny and provide great value to people who are looking to enjoy the beauty that is Destin.
Holiday Isle is a very popular spot to rent a Condo or vacation home to enjoy your stay in and with good reason. The atmosphere of Holiday Isle encourages outdoor fun and plays with sidewalks throughout and Norriego Point just on the end of the Isle. Surrounded by the East Pass and water on all sides, many people enjoy the serene views all around.
Another popular area for vacationers is the Boardwalk which offers quite a lot to do for all ages. From a rock-climbing wall and zip lines to shopping, restaurants, and even great nightlife – you will not be disappointed.
Since we are on the subject and we are a Realty company first, real estate in Destin consists of a little bit of everything but a large part of it is privately owned vacation rentals. They will range from Condo’s which are very common as there are so many of them, beach homes, small bungalows, resorts, studio condos, townhomes, cottages, and an array of other styles of vacation properties to pick up.
For those curious about moving here and living here full time, you can expect long-term rental prices to be as low as $1200 per month for a one or two-bedroom place all the way up to $5,000 per month for a 4000 square feet 5-bedroom home near the water. This is difficult to do though, especially as the rentals in the area are very scarce to come by – at the time of shooting this video, there are only 4 active rentals with a management company listed.
For those purchasing inside of the city, you can find a single-family property as low as $250,000 all the way up to $5,000,000 with the median sale price falling at approx. $482,000 as of June of 2021 which is up almost 20% from this same time last year. For those curious about Condo living, you can sneak in as low as $130,000 and top out at a whopping $2,250,000 with the medial sale pricing landing somewhere around the $400,000 price point.
